CMHC and conventional financing belong in the same early discussion

CMHC-insured financing can be attractive for eligible multi-unit projects, but it is not a simple substitute for every conventional loan. The right structure depends on the property, program eligibility, timing, loan purpose, equity, operating assumptions, and the sponsor’s overall plan.

Reviewing insured and conventional routes in parallel early in the process gives the owner a better decision framework. It avoids choosing a path based only on headline leverage or amortization while overlooking execution, qualification, and transaction timing.
