Monty Sands
Monty Sands is a financing professional with more than two decades of experience helping business owners, real estate investors, developers and individuals obtain financing for transactions that do not always fit neatly within conventional lending guidelines.
Since entering the mortgage and financing industry in 2002, Monty has worked across residential mortgages, commercial real estate, construction financing, private lending and business finance. He has helped more than 6,000 clients finance thousands of properties across the Greater Toronto Area and Canada, earning 15 industry awards throughout his career.
Monty is known for being direct, practical and candid with his clients. He takes the time to understand the transaction, review the financial position of the borrower and identify the issues a lender is likely to raise. If a proposed structure does not make sense, he will say so. If there is a viable path forward, he will explain what needs to be done to present the transaction properly.
His involvement extends well beyond introducing a borrower to a lender. Monty develops the financing strategy, reviews financial statements, banking, credit, assets, liabilities and available security, and determines how the request should be positioned. He then prepares the transaction for credit review, approaches appropriate financing sources, negotiates the structure and helps coordinate the process through underwriting and closing.
Depending on the transaction, this may involve working with banks, institutional lenders, credit unions, asset-based lenders, equipment finance companies, private lenders and other alternative capital providers. Monty also works closely with accountants, lawyers, appraisers, real estate professionals and existing banking relationships to resolve issues and keep transactions moving.
Business and Commercial Financing
Through Monty Capital Inc., Monty advises business owners and property investors on a wide range of financing requirements. His work includes operating lines of credit, term loans, acquisition and expansion financing, commercial mortgages, construction and development financing, multifamily financing, accounts-receivable financing, factoring, equipment financing, bridge loans, refinancing and debt restructuring.
His approach is based on understanding how lenders evaluate risk. A strong financing request requires more than a collection of documents. The business purpose, repayment capacity, security, ownership structure and potential weaknesses must be presented clearly. Monty works with clients to organize that information and build a financing request that can withstand meaningful credit review.
Residential and Private Mortgages
Monty also assists homeowners, real estate investors and self-employed borrowers with residential and private mortgage financing. He has considerable experience with complicated income structures, credit challenges, equity-based transactions, bridge financing and situations that require a solution outside traditional bank guidelines.

Professional Background
Before entering the mortgage industry, Monty spent approximately 12 years in sales and marketing. He later led the sales and marketing operations of a Toronto information-security company and became its Chief Marketing Officer.
He began his mortgage career as the in-house broker for a downtown Toronto real estate brokerage. He was later recruited to join an elite team at Invis, where he ranked first in downtown Toronto by dollars funded during his first year and subsequently ranked among the organization’s top ten mortgage professionals. He later opened his own office and continued building his business through longstanding client and professional relationships.
That background continues to shape the way Monty works today. He understands that securing financing requires financial analysis, commercial judgment, clear communication and the ability to present a credible case to the right decision-maker.
Monty remains personally involved in his transactions. Clients and referral partners deal directly with an experienced financing professional who understands the file, can identify potential obstacles and is prepared to have straightforward conversations about what is achievable.
