Our Process

A clear path from first conversation to closing.

Financing is more effective when the request is properly assessed, structured and presented before it reaches a lender. Monty Capital provides direct, relationship-driven guidance from the first conversation through closing coordination.

One coordinated process.

1. Initial Assessment

We clarify the borrower, transaction, amount, purpose, timing, current financing and likely repayment source. We also identify issues that may affect lender appetite or structure.

2. Information Plan

You receive a focused list of the financial, property, corporate and transaction documents needed for a meaningful review. Sensitive documents should be shared through an agreed secure method, not ordinary email.

3. Financing Structure

We develop a proposed facility based on cash flow, assets, security, leverage, timing, covenants and exit strategy. Where appropriate, we consider more than one structure or capital source.

4. Market Approach

Once the request is ready, we approach suitable financing providers and manage questions, additional information and follow-up.

5. Term Review and Negotiation

We help compare pricing, fees, security, guarantees, covenants, amortization, reporting requirements, prepayment terms and closing conditions—not just the headline rate.

6. Closing Coordination

We work with the borrower, lender and professional advisers to track conditions, documentation, valuations and other closing requirements.

What we assess.

Business & acquisition financing

A credible request explains the company’s ownership, management, operations, historic performance, current banking, debt obligations, cash-conversion cycle, use of funds and repayment source. Where results have changed, the lender also needs a supportable explanation and current evidence.

Structuring Considerations

  • Senior term debt and operating liquidity.
  • Commercial real estate and equipment security.
  • Vendor take-back financing.
  • Sponsor equity or subordinated capital.
  • Earn-outs and contingent consideration.
  • Working capital remaining after closing.
  • Covenants, amortization and downside sensitivity.
  • Integration, management continuity and the repayment plan.

Commercial & income properties

  • Ownership structure, purchase price and sources and uses.
  • Proposed leverage, net operating income and debt-service coverage.
  • Rent roll, leases, appraisals and relevant property reports.
  • Construction, vacancy, lease-up or stabilization risk.
  • Borrower and guarantor strength.
  • A credible repayment or exit strategy.
What Monty reviews

The Full Credit Picture

A mortgage request is stronger when the borrower, property, repayment capacity and exit strategy are considered together—not as isolated documents.

BorrowerIncome, employment or business ownership, credit, assets, liabilities and liquidity.
Property and SecurityUse, condition, location, value, existing debt and available equity.
Repayment CapacityDocumented income, cash flow, rental income and the ability to carry the proposed facility.
Timing and ExitClosing requirements, bridge periods and the plan to repay or refinance short-term capital.

Prepare the right information.

We agree a focused information plan for the transaction. Start with a non-sensitive summary; supporting documents are shared through an agreed secure method.

Business & acquisition files

  • Two to three years of financial statements, where available.
  • Current interim financial statements and recent business bank statements.
  • Corporate ownership, existing debt and security details.
  • Receivables and payables aging where relevant.
  • Business plans, projections and assumptions when future performance supports the request.
  • Quotes, contracts or acquisition documents tied to the use of funds.

Commercial property files

  • Purchase agreement or current mortgage statement.
  • Property address, description and intended use.
  • Rent roll, leases and operating statements.
  • Borrower and guarantor financial information.
  • Appraisal, environmental, building-condition or construction materials where available.
  • Project budget, sources and uses, and exit assumptions when relevant.

Direct involvement. Clear responsibilities.

  • Direct involvement from Monty Sands.
  • Clear communication and realistic expectations.
  • A disciplined lender-facing presentation.
  • Respect for confidentiality and professional relationships.

For private mortgage lending, suitability, the property security and a credible exit strategy are considered together. The lender and borrower have separate legal representation.
